Without buyers, who needs sellers…..are we right!! Buyers have what everybody wants…..MONEY!! So we, at Flat Fee Realty, think that buyers are a unique and special part of the real estate transaction. Consider some of the common misconceptions below:
• Misconception #1 - The seller pays the buyers commission…..WRONG….the BUYER pays ALL of the commission, including the sellers, within the price of the house. Think about it….would a seller take $10,000 less for their house if they didn’t have to pay $10,000 in commission…..ABSOLUTELY….sellers are concerned with what they NET from the sale…nothing more!! So, if the house you want has a seller who is willing to pay more in commission than you have contracted with FFR to pay, guess what…..YOU GET A REBATE!!
• Misconception #2 – The seller should be nowhere to be found when the buyer is touring their home….WRONG…..who better to talk about the neighborhood, idiosyncrasies concerning the house, where the school bus stops, etc……THE SELLER…..brokers only try to keep them apart so they can control the transaction which is not what’s best for “most” buyers and sellers (there are a few exceptions!).
• Misconception #3 – The buyer’s agent works for the buyer…..in many cases, WRONG….only if you, as a buyer, have signed a Buyer’s Broker Agreement does the broker or their agent actually work for you. If no such Agreement exists, you as a buyer are unrepresented and have nobody protecting your best interests….which is not a good thing.
