Every seller has a unique situation that requires a different approach to marketing and sales. Some sellers have impeccable houses, maintained perfectly, in the best cul-de-sac location, next to a park, in the best school district, etc……and some do not. Some need to sell immediately, for various reasons, and some do not. Some are in a seller’s market, some are not!! So we, at Flat Fee Realty, think that sellers are a unique and special part of the real estate transaction. Consider some of the common misconceptions below:
• Misconception #1 – Sellers should pay closing costs in a buyers market in order to induce a sale…..WRONG…..closing costs are necessary because of the buyer’s needs for a loan, not the sellers. However, as a seller, what are you concerned with….YOUR NET FUNDS AT CLOSING….if the price of your house can be inflated by the amount of closing costs paid and meet the appraisal, why should you care…as long as you maximize your net!!
• Misconception #2 – Super duper marketing from the broker/agent who seemingly controls your neighborhood will get your house sold FAST…..WRONG…..Your house will sell fast if, and only if, it is priced right, well maintained, in a desirable location, has limited competition, and has the amenities that buyers in your area demand. This is not rocket science folks. However, if you enlist Flat Fee to market your house for a reduced set fee, you could price it below the market, sell it fast, and net the same as your neighbor down the street who is paying a traditional broker a full percentage fee….or, better yet, sell at the market in the average time for your area and KEEP MORE OF YOUR EQUITY IN YOUR POCKET…it is your choice!!
• Misconception #3 – You should list your house with the broker/agent who claims they can sell it for more than any other broker/agent…..WRONG…..that practice is a common tactic used by many broker/agents termed “buying” your listing. Pricing your house well out of the market for any reason is always the kiss of death. Buyers (and buyer’s agents) will deem you unreasonable and will likely not even tour or show the house to prospective clients much less make offers. You, and your house, will get a negative stigma attached that is often hard to shake and you will end up selling for less and in much longer time than if you priced it right from the beginning. Be realistic about price, only list when you actually want to sell, and don’t fall for listing agent tactics.
