1 To take advantage of our Guaranteed Sale option, the listing period must be a minimum of 180 days. Please refer to our “Terms and Conditions” of the Guaranteed Sale option for other qualifying information. Does not include homes appraised at more than $500,000.
2 Conducting a professional pre-inspection of your house and providing you with a report of potential problem areas is a $275 value provided through one of our approved and qualified vendor partners. We will use this report to alleviate many of the issues that arise as a result of the property inspection completed by the buyer after we negotiate the sales agreement.
3 Filming of a video virtual tour of your house and submission to Georgia MLS and FMLS websites as well as Realtor.com and others is a $125 value provided through one of our approved and qualified vendor partners.
4 Production and mailing of 200 Just Listed postcards to neighbors and potential move up buyers is a $100 value provided through one of our approved and qualified vendor partners.
5 A Professional home staging consult to better prepare your home for showing is a $100 value provided through one of our approved and qualified vendor partners.
6 Hosting a Private Invitation Agent Open House is a $200 value. We will invite several local buyers’ agents to tour your property and provide them with a financial incentive to provide their invaluable feedback on condition and pricing.
7 Conducting a professional independent pre appraisal of your house is a $300 value provided through one of our approved and qualified vendor partners. This will provide a non biased professional third party opinion as to market value that we can utilize to assist in pricing your home. Although many factors play a part in the market value of your home, an appraisal is both a valid sanity check for you as well as substantiation of the pricing for the buyer.
8 In home marketing binder includes property brochure, school and neighborhood information, seller’s property disclosure, seller’s utility record, copy of appraisal, copy of listing inspection, copy of listing termite letter, any property surveys and/or blueprints, a list of property upgrades, any appliance or material warranties, and all other defined selling aids.
9 All packages that include listing within the FMLS system do not include the fee assessed by First MLS (FMLS) of $1.20 per thousand of sales price due at closing to the broker. This fee shall be added to the fees due Broker for Services rendered. There are no fees assessed by Georgia MLS (GAMLS) for listing with their service.
